Creekside at the Hills, a ground-up, three-story construction project, is located in the heart of Austin, Texas. The 45,000-sf medical office building has been designed to house multiple tenants with amenities such as an onsite ambulatory surgical center, three operating rooms and in-patient overnight accommodations. The project features a steel frame design and includes a fully secured underground parking garage and climatized storage units. Additionally, the team completed tenant finishes for the second and third floors. Beyond the normal higher-end finishes, portions of the improvements included walls with full-height architectural wood paneling and trim and wainscot architectural panels, all meeting Architectural Woodwork Standards (AWS). The full scope was completed in under a year and included $119,168 in change-order savings given back to the owner.

Mercedes-Benz of Scottsdale is a unique project in several ways. The project converted an existing, underperforming three-story office building. Our team needed to maintain all services to the building in order to accommodate tenants moving out while still delivering the project to the dealership on time. Construction needed to be in two phases, with the first phase completed in less than three months after the existing tenant moved out. New construction included a ground-up showroom, demolition and a rebuild the east and west half of the existing building. The scope of work for the 115,000 SF, three-story dealership included building a car ramp on the south exterior face of the building that provided access to the second and third floors to park new Mercedes vehicles on these floors.
